The Problem
The homeowner experienced persistent damp patches along the front bedroom ceiling. An internal loft inspection revealed extensive tearing of the original bitumen 1F felt and rotten timber battens. Multiple original slates had delaminated and cracked, allowing rain to blow under the covering during south-westerly storms.
Our Technical Assessment
Our surveyor noted that while the main structural roof trusses were in sound condition, approximately 45% of the original slates had degraded beyond reliable repair. Continuing with localized patching would not prevent future leaks, making a full strip and re-roof the most cost-effective long-term solution.
The Solution & Workmanship
We erected a full perimeter scaffold with safety debris netting. The roof was stripped back to the bare rafters. We installed a premium breathable vapour-permeable membrane (BS 5250 compliant) and treated 38mm x 25mm structural battens. We hand-graded and fixed premium grade Spanish natural slates with copper nails, installed continuous dry-verge profiles, and fitted a mechanically-fixed vented dry ridge system.
The Result & Guarantee
The property was restored to a pristine, weatherproof condition while preserving its historical Victorian character. The homeowner reported a noticeable drop in attic draftiness and complete elimination of damp ingress. Fully certified with a 25-year structural workmanship guarantee.
