The Problem
The homeowners noted peeling paint and damp plaster along the first-floor bedroom chimney breast. Previous contractors had attempted a quick patch with bitumen silicone mastic, which had failed and cracked under solar heating.
Our Technical Assessment
Our inspection revealed that the 110-year-old mortar joints had weathered away to a depth of 25mm in exposed upper courses. The cement flaunching surrounding the chimney pots had split into four pieces, allowing water to trickle directly into the unused flue. The original lead soakers were corroded and torn.
The Solution & Workmanship
We erected a tailored chimney access tower. All defective mortar was raked out and the brickwork was repointed using an appropriate hydraulic lime mortar mix to permit natural breathability. We cast a new reinforced sand-and-cement flaunching crown, re-bedded the terracotta pots, and fitted stainless steel bird/rain cowls. Finally, we dressed brand new Code 4 milled British Standard lead step flashings and front/back aprons chased 25mm into the brickwork.
The Result & Guarantee
The chimney stack was structurally consolidated and rendered entirely watertight. The dampness in the bedroom chimney breast fully dried out over the following three weeks, allowing redecoration without fear of recurring water staining.
